Owned and managed by Hines, 2000 Alameda de las Pulgas is one of a pair of low-rise office buildings located just off the Highway 92 corridor in San Mateo, California. Built in 1983, 2000 Alameda de las Pulgas is a two-story building totaling approximately 158,000 square feet of rentable space. An exterior of cast concrete with long exterior balconies is set off by Tuscan-inspired plantings across the property's suburban campus setting. Inside, a central atrium, illuminated by diffused natural light, provides a central focus of shared space.

 

2000 Alameda de las Pulgas earned the ENERGY STAR for superior energy performance as a result of an ongoing program of retrofits and upgrades to the property's infrastructure and building controls. Examples include the installation of window film, helping to reduce thermal gain (and leading to corresponding reductions in HVAC run time); the upgrading and replacement of building mechanical systems; and the installation of a comprehensive digital building management system, enabling property management to monitor and control energy consumption in real time. A final element in the equation is a shared tenant commitment to energy efficiency and the reduction of unnecessary energy usage.
