2101 Webster Street in Oakland, California is part of a full city block complex now called Center 21. The Owners are the CIM Group from Southern California. 2101 Webster was built in 1984, and the newly developed 2100 Franklin Street Tower was completed in October of  2007 with a LEED Gold certification. The complex is conveniently located in the Lake Merritt section of the Oakland Central Business District, and offers fantastic views of the lake, the Oakland Hills to the east and the San Francisco Bay to the west. The two towers are linked by an elegant central lobby that has a nine-story, sky-lit atrium. The property is attractively accessible, with BART service within walking distance and shuttle service available for all tenants between 2101 Webster, the 2353 Webster Street (YMCA) parking garage, the BART station, and other CIM properties nearby.

The energy efficiency of 2101 Webster Street has been improved over the years by stringent tenant improvement upgrades to T-8's or even T-5's fluorescent lighting, and replacement of most incandescent lamps with compact fluorescent fixtures. The standards for lighting controls are now all occupancy sensor switching. In 2007 and 2008 all the exit lights were replaced with L.E.D. style fixtures which not only use less energy but will practically never burn out. When budgets allow, the original HVAC control systems have been upgraded with full DDC controls, and most fan and pump motors are now controlled with VFD drives. The energy management system adjusts various systems to minimize peak demand charges, while meeting the needs of all our tenants.


CIM Group encourages ongoing energy monitoring and management and supports the proactive engineering department's watchful eye to look for and make recommendations for upgrades to improve energy efficiency wherever possible. Our commitment to energy efficiency is communicated to all employee's and tenants via periodic articles published in quarterly newsletters distributed throughout the complex.
