The 180 Park Avenue #104 building utilizes a Johnson Controls building management system to control common area and tenant space environments. All HVAC scheduling and management go through this system. Cooling systems consist of three 200-ton-each McQuay rooftop units with two Haakon supply fans and two Haakon return fans. The heating system consists of a 200-ton Haakon natural gas-fired 860K BTU boiler providing perimeter heating through a water-pump package at 3,300 MBH.

 

Energy efficiency has been achieved through utilizing variable frequency drives (VFDs) and high efficiency motors on all air-handling equipment, and by retrofitting lamps and ballasts with energy-efficient models.
