101 California, developed and managed by Hines, rises 48 stories in the heart of San Francisco's downtown financial district. The building's design, by Philip Johnson and John Burgee, wraps a total of 1.2 million square feet in a roughly cylindrical form. The California Street fa�ade is finished in alternating vertical bands of mirrored glass and granite, with the remainder of the building clad in mirrored glass. 101 California stands atop a glass-enclosed seven-story lobby, and is set in an elegant triangular plaza, paved in granite and including seasonal flowers and a fountain. The building was completed in 1982.

101 California earned the ENERGY STAR as a result of a series of high-efficiency retrofits and upgrades. These include the replacement of all building lighting with high-efficiency T8 fluorescent lamps with electronic ballasts; the retrofitting of all building exit signs with LED illumination; and the installation of a new building automation system (BAS), which allows optimized control of all building equipment.
