Developed and managed by Hines, IDX Tower at Fourth & Madison is a 924,000-square-foot, 40-story office building located in downtown Seattle, Washington, only two blocks west of the Madison exit from Interstate 5. Completed in 2002 and designed by the firm of Zimmer Gunsul Frasca, IDX Tower at Fourth & Madison has an exterior design that subtly evokes Art Deco styling, while the interior is distinguished by an elegant five-story atrium and a retail courtyard in the base. In addition, a roof deck provides fresh breezes and spectacular views of Elliot Bay and the Olympic Mountains to the west and Mount Rainier to the south.

 

Energy efficiency was a major consideration in the design of IDX Tower at Fourth & Madison; the property earned the ENERGY STAR largely as a result of features original to the property. For example, building control systems give property management the ability to set and control building lighting for maximum energy efficiency--including taking into account available daylight in the building perimeter. On the HVAC side, electronically commutated motors (ECMs) drive air-handling fans, allowing fan operation to vary precisely depending on actual demand. Variable frequency drives (VFDs) on chiller and cooling tower fan motors offer similar demand-driven control, further helping to minimize unnecessary energy consumption at the building.
