Arden's 2800 28th Street property located at 2800 28th Street, Santa Monica, California, is a 103,506 rentable square feet building which is 94% occupied. As part of the company's ongoing energy efficiency program, 2800 28th Street, constructed in 1979, was chosen as a candidate for the installation of a new Energy Management System and the replacement of four inefficient air-cooled condensers. These additions were conceived as part of the overall efficiency enhancement at the property. The upgrades were specified to provided full outside air economization. In addition, each large 60-ton compressor was replaced with a unit capable of staging the operation of two 10-ton and four 15-ton compressors. Arden also installed Trane high efficiency scroll compressors.
The Siemens Energy Management System controls outside air, economization, compressor staging, load shedding, start/stop timing, static pressure (through variable speed drive control) and expansion valve sequencing. We control reset on supply air, return air and outside air.
Additionally, a modified lighting retrofit was accomplished by replacing approximately 4,500 T-12 light tubes with T-8 light tubes. Electronic ballasts had been installed previously.
The payback for these initiatives is approximately three and a half years with a marked increase in tenant satisfaction and comfort.
In a continuing effort to reduce operating costs at the property, optimum start and stop times have resulted in a further reduction of energy from the previous year.
