Acquired by Hines in 1988, the Kearns Building is a 10-story, 145,000-square-foot office building in downtown Salt Lake City, UT. The Kearns Building, designed by the Los Angeles firm of Parkinson & Bergstrom and completed in 1910, has classic early-skyscraper detailing, reminiscent of the Chicago projects of Louis Sullivan. Bas-relief detailing on the pedestal, double-hung windows and a decorative cornice at the roofline all add to the building's historical cachet. In 1991, Hines undertook a comprehensive renovation of the Kearns Building, including interior and exterior refurbishment, with design by architects Overland Partners. The elegance of the interior is enhanced by features such as a vaulted limestone foyer, a grand marble staircase, brass and bronze trim, and extensive use of varnished wood. The Kearns Building is listed on the National Register of Historic Places.
Kearns Building earned the ENERGY STAR for superior energy performance through a number of high-efficiency infrastructure improvements and upgrades. These include the installation of a 300-ton screw chiller and a cooling tower with plate and frame heat exchangers (allowing for free cooling in cooler months); high efficiency low-pressure boilers; and variable frequency drives (VFDs) on a number of pump and fan motors. Lighting at the Kearns Building was also upgraded through ballast retrofitting.
