Developed, owned, and managed by Hines, Chemed Center at 255 Fifth is a 32-story office tower housing 525,000 square feet of office space, as well as 10,500 square feet of exclusive retail space. Designed by Skidmore, Owings & Merrill and completed in 1991, Chemed Center at 255 Fifth is clad in Sardinian gray granite and bronze-tinted glass. The property is an elegant and dramatic element of the Cincinnati skyline, with its illuminated sculptural rooftop crown a particularly distinctive element. Street-level presentation was also addressed with a two-story Fifth Street portico opening into a grand corridor to Chemed Center's two-story lobby, its walls clad in cream-colored travertine and dark mahogany.

Chemed Center at 255 Fifth earned the ENERGY STAR for superior energy performance as a result of extensive retrofitting to lighting and HVAC infrastructure. Existing T-8 fluorescent lamps were replaced with T-12 lamps, while incandescent bulbs were replaced with high-efficiency halogen and compact fluorescent lamps. HVAC retrofits include the installation of variable frequency drives (VFDs) on air handling units throughout the system, which enable these units to operate at levels that correspond closely with actual demand. In addition, chilled water reset capabilities on chillers allow the chilled water supply temperature to fluctuate depending upon the outside air temperature, further bringing HVAC energy consumption into line with actual demand.
