Arden's property, South Coast Executive Plaza located at 1503 South Coast in the city of Costa Mesa, California is a 60,605 rentable square foot, three story office building that is 96% occupied. South Coast Executive Plaza, constructed in 1979, is air conditioned by five packaged air conditioning units capable of providing approximately 175 tons of refrigeration. Three of the units have gas fired heaters and provide heating when required at the perimeter zones only. The time schedules are controlled by electronic time clocks. The air distribution system is variable volume. When Arden Realty purchased the property, the building occupants had many complaints related to the building's air conditioning system. A detailed inspection of the system revealed several deficiencies. Among them were numerous air leaks in the supply air ducts, inoperable controls, air conditioning not zoned properly and air distribution out of balance. Once the problems were identified, air leaks were repaired, controls were calibrated or replaced, areas were re-zoned and the entire air delivery system was re-balanced.

As part of the company's on-going energy efficiency program, South Coast Executive Plaza was chosen to have a lighting retrofit. The retrofit consisted of replacing the standard F-40 lamps with energy efficient T-8 lamps. New occupancy sensors were also added to the system.

In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.

We have completed 32 HVAC plant retrofits, 47 EMS systems, 20 carbon monoxide sensor projects and 117 individual building lighting retrofits, including occupancy sensor installation. Arden Realty has also completed seven cogeneration plants and one solar photovoltaic array with a total capacity of three megawatts.
