Arden's property located at 721 South Parker Street in the City of Orange, California is a 71,934 rentable square foot, three story office building that is 88% occupied. This building is part of a three-building complex called Orange Financial and was constructed in 1985. 721 South Parker Street has been equipped with a Siemens Energy Management System to control the building's HVAC system. Air conditioning is provided by three Trane package units with a total capacity of 210 tons. Each unit has an outside air economizer and a variable frequency drive to control the system static pressure. The building has a variable volume air distribution system that is pneumatically controlled. A gas fired hot water boiler provides hot water for the heating system. Heating is supplied to the perimeter zones only. The operation of the Trane package units is controlled by the Siemens Energy Management System. The system controls start/stop, compressor loading, temperature control, outside air economizer and static pressure. It also controls the reset program for the heating system.

As part of the company's on-going energy efficiency program, 721 South Parker was chosen to have a lighting retrofit. The retrofit consisted of modifying the existing three tube fixtures by adding reflectors, reducing the number of lamps from three to two, and replacing the standard F-40 lamps with energy efficient T-8 lamps. Furthermore, new occupancy sensors were added to the system.

In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.
