One Westchase Center is a 507,712 square foot; 12-story class A suburban office building, consisting of a north andsouth tower with a common elevator bankconnected by a 13-story glass enclosed atrium. The property was designed by Harwood Taylor/HKS architects and is currently owned and managed by Prentiss Properties Acquisition Partners L.L.P.
Power factor correcting capacitors were installed in 1993 raising the buildings power factor from 82% to 97%. In 1999 an Energy Management System, (EMS) was installed to control the buildings 1300 ton HVAC system, utilizing optimum start, chill water reset, night setback, discharge air reset, and load shed of non critical loads. The chill water piping was changed from a common header configuration to a dedicated pump configuration, allowing the building to operate with one chiller for an extended part of the year. Four of the building's twelve air handling units have variable frequency drives and the remaining eight air handlers are scheduled to be fitted with drives in October of 2000. Common Area corridor incandescent lights were retrofitted with compact florescents and the rest of the building's lighting system is scheduled for retrofit in the future.
