In November 2007, Cablevision Nassau Field Operations relocated to the 198 Grumman Road location in Bethpage, NY. Constructed in 1999 and owned by Steel Equities, LLC, the facility is a 68,000-square-foot, single-story commercial office building occupied by multiple tenants and including a 20,000-square-foot indoor parking garage. The Facility Management team began an initiative in 2008 to monitor and record overall energy usage in order to create a baseline for the development of an energy reduction program. By the end of 2008, the building received an initial ENERGY STAR energy performance score of 68. In 2009, through the use of internal and external energy usage audits, as well as staff training, the compiled data resulted in the implementation of an aggressive energy reduction program.
The first phase to be implemented and completed was the replacement of 61 individual 400-watt metal halide fixtures in the indoor parking garage with Fluorescent High Output T-5 High Bay Fixtures with occupancy sensors. This measure resulted in an annual savings of over 80,000 kWh and $13,000. Thanks to a generous incentive from local electric supplier, Long Island Power Authority (LIPA), the return on investment (ROI) for this project was less than six months. In continuing with energy reduction through lighting improvements, all office lighting began being replaced with more efficient bulbs as needed. Occupancy sensors were installed in private offices as well as common areas, digital timers were installed on exterior lighting, and all the emergency exit signs were upgraded to LED fixtures. The second phase is a scheduled replacement program of the Rooftop HVAC units with high efficiency units. This is a predictive program implemented to complete the replacements before the end of HVAC units’ useful lives and resulting efficiency losses.
These progressive initiatives led to an ENERGY STAR energy performance score of 84 by the end of 2011. Further, the building’s carbon footprint was reduced by 132 metric tons per year. The Facility Management team for Cablevision Nassau Field Operations has a philosophy of continual improvement, and energy efficiency will remain a pivotal part of their future goals.
