Several years ago, Grubb & Ellis Management Services initiated an energy management program at the LexisNexis – Albany facility to increase energy efficiency. The entire building was re-roofed with improved insulation and white reflective material. The aging rooftop HVAC equipment inspired a several-year capital replacement plan. High efficiency units were used in most applications and equipment sizes were adjusted as needed. To date, more than 40 new HVAC units have been installed.

 

In 2007, management installed a central monitoring and scheduling system for the HVAC units. This building management system (BMS) currently controls roughly a third of the rooftop units. Individual programmable thermostats schedule the rest of the unit run times. The building’s management also instituted water-saving initiatives such as low-flow aerators, water-saving fixtures and flush vales, and hands free faucets. Finally, in 2008, lighting was retrofitted to 25-watt, T-8 lamps. Occupancy sensors were installed in most stand-alone offices and in a large basement storage area.
