4300 Wildwood is a three-story, Class A office building located in Atlanta, GA. Constructed in 1997, the building is owned and managed by Wells Real Estate Funds (Wells), a national purchaser and manager of Class A office buildings across the U.S. As an official ENERGY STAR partner, Wells is committed to continuously improving its sustainable practices to create exceptional environments for tenants.

When Wells began managing the building in 2007, its ENERGY STAR energy performance score was 39. Over the following four years, Wells implemented energy conservation initiatives that raised the building’s ENERGY STAR score to 79, and additional plans are in place to see energy performance continue to soar.

Several projects undertaken in recent years have contributed to the building’s increased efficiency. Some of the most significant improvements fall under the categories of lighting and heating, ventilation, and air conditioning (HVAC), including the following projects:


Lighting


-- Building managers implemented a light-emitting diode (LED) lighting retrofit on the pole lights located on the surface parking lot and upper level of the parking deck. The 400W bulbs were exchanged for 50W LED bulbs, with an estimated payback period of less than one year.


-- On the first and third floors, existing fixtures including three ballasts and six bulbs, 60W each, were replaced with one electronic ballast and two T-8 28W bulbs, with a project payback period of less than two years.


-- Motion sensors were installed in the open areas, private offices, conference rooms, tenant specialty areas, and engineering rooms throughout the entire building, with a payback period of less than two years.


HVAC


-- Building managers installed carbon dioxide-monitoring controls, as well as variable frequency drives (VFDs) for the condenser water pumps, cooling tower fan motors, outside air fan, and toilet exhaust system.

-- Additional measures included upgrading the Energy Management System (EMS) hardware and software and optimizing controls and schedules for efficient operation. Existing HVAC zones were also disaggregated into smaller zones in the Energy Management System.
