They were able to improve their ENERGY STAR energy performance score from a preliminary score of 48 to a present day score of 79. Further, the Carbon Footprint was reduced by 6,666.99 tons of carbon emissions in just 2 years. These goals were achieved while also enhancing occupant satisfaction by making changes in mechanical operations, upgrading the building management system (BMS), installing variable frequency drives (VFDs), monitoring steam traps, real-time monitoring of electric, steam, and chilled water consumption, insulating, and completing lighting upgrades.
The management team identified and orchestrated the implementation of the "Energy Dashboard" program, an energy management tool created by Integrated Energy Services Corporation (IES Corp). The Energy Dashboard monitors the building's ENERGY STAR and Carbon Footprint performance as well as real-time consumption of electric, steam, and chilled water. Through the Energy Dashboard, the management team receives alerts to spikes and leaks in electric, steam, and chilled water consumption while it is occurring so they can respond accordingly.
Certification and training of mechanical staff helped reinforce the energy reduction philosophy and provided the staff with the ability to enhance the building operations to meet reduction goals. The management team uploaded building data to EPA's Portfolio Manager and Intelligent Load Management programs. Program funding was provided though NYSERDA incentive programs; curtailment revenue auction trading; carbon offset trading; and sustainable energy conservation programming.
Through continuous improvement and monitoring of performance, 125 Broad Street was able to improve its' rating by 65 percent and earn the ENERGY STAR in just 2 years. In 2008 and 2009, the building reduced its carbon emissions by 4,296.25 and 6,666.99 respectively. Overall cost savings to ownership measured $7M over the 2-year period.
