An emphasis on energy management and sustainability is standard practice at 275 Battery. The on-site
CAC Real Estate Management Co., Inc. management team continually applies no- and low-cost energy efficiency measures including an enhanced preventative maintenance program, lighting audits, free cooling optimization, HVAC start/stop times, chiller staging, and engaging janitorial and security staff to turn off unneeded lights prior to lighting controller sweeps.

As part of ongoing energy management efforts, several upgrades have been accomplished. Motion sensors were added to stairwell lighting. Low-flow aerators were added to restroom faucets, which reduces both water and energy use. Other energy-efficient technologies contributing to the building's high ENERGY STAR score include variable speed drives with premium efficiency motors on HVAC equipment, T8 and CFL lighting, LED exit signs, and a recently upgraded Energy Management System. Additionally, a recycling program for occupant waste was implemented that focuses on diverting 75 percent of the building waste from landfills.

Building owner TIAA-CREF, an ENERGY STAR Partner of the Year award winner in multiple years, has a strong commitment to energy management and has set portfolio-wide goals for energy-efficient buildings.

Property management continually communicates with tenants about energy efficiency and sustainability, providing energy-saving tips to help the building maintain its superior performance. The building participated in Change the World, Start with ENERGY STAR campaign, providing free CFLs for tenants to take home, in addition to handouts about energy-efficient lighting.
