Built in 1999, Crystal Park Plaza is constructed of color enhanced pre-cast tilt walls with vertical and horizontal recessed panel definition, and dark granite accents. Dark tinted glass encircles both floors and conventional storefront entries are located centrally, front and rear. The building is surrounded by 261 asphalt parking spaces and is equipped with abundant foliage and accent lighting throughout the property. The property is easily accessible through three entries located on alternating ends of the parking lot.
The lobby is attractively appointed with dark wood panels, contrasting light multi-colored wallpaper, and glass inserts with wooden double door tenant entries. Lobby flooring is a combination of polished and flame-finished contrasting granite squares. The ceiling is drywall construction with wall sconce, dropped fixture, and recessed lighting. Conveniently placed on opposite sides of the lobby on both floors, the restrooms feature ceramic tile walls and flooring, granite vanities, porcelain sinks, stainless steel fixtures, and full-width mirrors.
All tenant common areas and halls have high grade carpet and a top-quality wallpaper finish. Common area ceilings are drop-in acoustical tiles, with high efficiency fluorescent lighting. Crystal Park Plaza is equipped with one Otis hydraulic passenger elevator and three strategically located stairwells for vertical circulation.
Crystal Park Plaza was entered into EPA's Portfolio Manager in 2005 and qualified for the ENERGY STAR for superior energy performance in 2006. The building has increased its energy performance rating each year through some of the following energy reducing activities:
-- Programmed operation of Saturday HVAC service was discontinued and replaced with tenant requested activation.
-- Occupancy sensors were added to restrooms, mechanical areas, and tenant spaces as part of the specifications on tenant improvement upgrades.
-- Parking lot lighting was modified to shut down alternate lights during late night periods.
-- Common area lighting in the building was placed on a timer to deactivate during late night periods.
-- Restroom lighting was converted to LEDs.
The team is continually exploring new measures and methods to reduce power consumption.
