The Pinnacle building is owned by TIAA-CREF and managed by Cousins Properties. This iconic building is located within the city of Atlanta, GA, in the Buckhead submarket. With its famous arching sail, its impressive architecture makes it one of the most recognizable buildings in the region.
At the beginning of 2008, Cousins Properties set a goal of reducing energy and water consumption for all the properties it managed. This goal co-incided with TIAA-CREF's goal in early 2008 to reduce energy use by 10 percent for its entire real estate portfolio by 2010. In January 2008, the Pinnacle had an energy performance score of 64.
Our first step was for the entire team to buy-in to the idea that all our operating procedures would be reviewed. A challenge was set forth not to take anything for granted and to be suspicious of anything that fell under the category, "We've always done it that way." The first meeting held was held not just with the Pinnacle staff, but with all of the other Cousin's employees who managed other TIAA-CREF properties in Atlanta. Our goal was to reduce energy and water consumption and develop operating efficiencies. The first assignment was to brainstorm and then provide a list of energy-savings suggestions for the next meeting.
In the second meeting, each list from each building was discussed and the results were compiled into one document, which contained 64 items that each building must consider. This list became our tracking tool and was coined "The Green Monster." Each building was required to provide a narrative on each line item along with updates for completion.
Along the way, we received support from companies such as JDM and Associates and Essex Engineering. These companies allowed us the opportunity to get a second opinion as well as supported us when capital budget items were considered.
We expect our energy performance score to continue to improve as we begin our lighting upgrade for the entire building and the parking deck. In just 2 short years our energy performance score has increased by 15 points for a score of 79.
