The JFB is a 37-story high-rise building. The property covers an entire city block that descends toward the piers and waterfront of Elliott Bay of the greater Puget Sound. There are 34 floors of occupied space, three mechanical floors, an interior parking garage, a loading dock with additional parking, and a bank of elevators. In October and November of 2007, the elevator bank was renovated and its antiquated systems were upgraded, resulting in a 25 percent reduction in the amount of energy used to power the cars. Facility managers performed an energy study of the buildings heating, ventilation, and air conditioning (HVAC) system, which helped them to identify underperforming areas of the building and allowed them to make adjustments in energy use accordingly. Traditional electric sliding doors in the JFBs lobby were replaced with revolving doors to better conserve heated or cooled air. To promote continued energy performance improvements, the buildings facility managers hold quarterly tenant meetings in which they urge using energy-efficient practices such as turning off computers and monitors when not in use and turning off lights in unoccupied rooms.
