Owned by Parmenter Overlook LP, LLLP and managed by Parmenter Realty Partners, Overlook III is a 438,701-square-foot, 22-story office tower in the historic community of Vinings, in northwestern Atlanta. Clad in shimmering silver reflective glass, Overlook III rises from a grand entrance portico to a series of stepped-back roof terraces (usable as exterior balconies for tenants) with a distinctive glass pyramid at the crown. Entry to the building is equally elegant, with the two-story lobby featuring a glass wall with a breathtaking skyline view of downtown Atlanta. Other exceptional tenant amenities at Overlook III include an on-site private dining room, a fitness club, exterior balconies to enjoy the 360-degree views, and convenient access, via I-75, I-285 an U.S. Highway 41. Designed by Smallwood, Reynolds, Stewart & Associates, Overlook III was completed in 1987.

Overlook III earned the ENERGY STAR through infrastructural and operational improvements. Infrastructure features include variable frequency drives (VFDs) on the cooling towers, allowing cooling tower fans to operate at levels that correspond more closely to actual demand, (VFD) were add to all Air handling Units and the retrofitting of building lighting with high-efficiency fluorescent lamps T8 and electronic ballasts. Operationally, engineering staff at Overlook III is trained in energy-efficient management, and constantly monitor both engineering practices and the performance of building equipment to ensure maximum efficiency.
