The size of the property is 815,000 gross square feet with  two office towers, 34 and 23 stories each, connected by two-six level Terraces. A two story retail mall is separately metered for  all utilities and wasn't included in the benchmark assessment.  The property also includes a 367,000 square foot, three-level  subterranean parking garage.

The largest tenant is the U.S. Environmental  Protection Agency (EPA) Region VIII office occupying over 300,000  square feet. In addition to the EPA, the tenancy consists of a  variety of legal, financial, technology, financial and real estate  agencies.

Annual energy costs have been reduced  approximately $300,000 as a result of several energy upgrades as  well as many "no cost / low cost" operational  improvements.

A $1,350,000 energy retrofit was done in  1996. Public Service Company of Colorado funded $550,000 through  their Demand Side Management program. The remaining $800,000 was  financed over seven years. The retrofit included:

"It is important to look at the no cost  / low cost opportunities for reducing energy consumption prior to  implementing costly energy upgrades. These opportunities include a  multitude of issues. The building personnel need to look at the  following no cost energy saving measures: after hours HVAC  operations; janitors shutting off lights at night; sending letters  to tenants to turn off CRT's and other equipment at night; and  optimizing the efficiency of boilers and chillers. The engineers  also need to be intimately familiar with the utility bills and the  month-to-month data relative to peak demand and consumption energy.  This will allow them to set targets for reducing energy. These  operational savings should be documented and segregated from any  potential savings related to a major energy upgrade. Credit should  be given where credit is due."
