Encompassing more than 106,800 rentable square feet, Wilshire Pacific Partner's 12301 Wilshire property is located at 12301 Wilshire Boulevard in Los Angeles, California. As part of the company's ongoing energy efficiency program, the facility, constructed in 1976, was chosen as a candidate for the installation of a new Energy Management System. Other upgrades include a building-wide lighting retrofit, a carbon monoxide monitoring system, and the installation of Variable Frequency Drives on various pumps and fans. These additions provide overall efficiency enhancement to the property.
The lighting retrofit was accomplished by replacing T12 light tubes with T8 light tubes and installing electronic ballasts. The incandescent and fluorescent exit signs were replaced with LED exit signs using only two watts per fixture. Also installed were occupancy sensors throughout the building to reduce unoccupied lighting energy.
The Siemens DDC Energy Management System controls refrigeration compressors, all fans, and the cooling tower, boiler, load shedding, start/stop timing, and supply and condenser water temperature control. The carbon monoxide monitoring system provides the fan systems with better control, allowing them to provide better ventilation in the parking garage while reducing excess energy consumption.
