Owned and occupied by Wells Fargo, the Wells Fargo corporate headquarters broke ground in 1957 and was completed in 1962. The building design consists of three interconnecting buildings, 420 Montgomery, 464 California, and 555 Sacramento. The construction type consists of steel beam and concrete reinforced steel, and the building envelope consists of face brick with individual windows. The building is 380,000 square feet of gross space, with 360,000 square feet of occupied space.

 

The energy management team at the Wells Fargo Headquarters Building, located at 420 Montgomery Street in San Francisco, CA, first initiated and rolled out our energy conservation plan in 2000. From 2000-2011, we have achieved 30 - 35 percent energy savings on a monthly basis.

 

Also partnering with the Business Energy Coalition (BEC) and Pacific Gas and Electric (PG&E), the building received an award from the state of California for outstanding achievement in energy conservation. Wells Fargo Headquarters Building was the first in the company's portfolio to achieve the ENERGY STAR for superior energy performance in 2005, putting us in the top 10 percent in the country since 2000.

As an ENERGY STAR partner and an ENERGY STAR labeled building since 2005, we have followed ENERGY STAR Guidelines for Energy Management throughout the design and purchasing decisions for these major capital projects. Using data compiled through EPA's Portfolio Manager, Wells Fargo?s Mechanical engineer of record Amit Wadhwa and Sr. Chief Engineer John Rogan help ensure that these improvements maximize the use of energy resources.

 

Wells Fargo has invested millions of dollars to conserve energy and received several awards and recognition from:

The list below summarizes some of the energy conservation techniques and practices that have been implemented.

-- Retrofitted ceiling light fixtures with T-8 lights
-- De-lamped ceiling 3-light fixtures to two lights
-- Retrofitted incandescent emergency exit signs with LED exit signs
-- Replaced Trane Chillers with new York Millennium Chillers with variable speed drives (VSDs)
-- Installed new gas-fired domestic water heaters
-- Installed new building management system (BMS) - Metasys
-- Scheduled heating boilers to run during business hours Monday thru Friday only
-- Installed supply and exhaust fan variable frequency drives (VFDs)
-- Installed new Johnson Controls and mechanical timers for domestic hot water circulating pumps
-- Shortened the time span of building fans to run during business hours Monday thru Friday only
-- Shortened the time span of building lights to stay on during business hours Monday thru Friday only
-- During heating season maintain floor temperatures around 71.0-71.5 degrees F.
-- Installed new Belimo direct digital contrals (DDCs) on floors 4 and 5; P.H. total area 40,000 square feet
-- Installed variable air volume (VAV) systems on 2nd, 4th, and 9th floors
-- Replaced incandescent light bulbs with compact fluorescent lights (CFLs)
-- During T.I. projects, installed Honeywell programmable thermostats
-- Continue to install infra-red light sensors in the tenants' spaces
-- Installed nine thermofusers in the office to control air temperature
-- Lowered domestic hot water temperature set points
-- Implemented the policy for WFB security and janitorial to turn off any lights that are not in use after hours
-- Increased set point of chilled water supply to 55 degrees F
-- During cooling season, maintain floor temperatures around 74-75 degrees F
-- Achieved maximum performance of BMS by calibrating system components
-- Replaced multiple fan belts and sheaves to achieve peak performance of building HVAC
-- Increased heat pumps set points in the rooms with reduced heat load
-- Installed new spring wound timers to control ceiling exhaust fans and heat pumps
-- Shortened the time span of  non-critical heat pumps to stay on during normal business hours
-- Installed fan-powered boxes on 2nd, 4th, 9th, and 11th floors
-- Retrofitting halogen MR16 50 W lights with LED MR16 6W lights
