Colonnade I is a ten-story, 168,637 square-feet building, located in the core of the Colonnade Site Development at the corner of Interstate Highway 10 and Wurzbach Road. The attractive red brick building has tinted glass and is surrounded by islands of landscape, shrubs and trees. Built in 1983, the building was designed by Callaway/McWilliams. The architectural design of the building is simple with graduated insets at the center front and the first two levels at the back of the building. Onsite parking provides 867 spaces for our customers. Equity Office understands the unique needs of its customers and strives to meet these needs while managing energy consumption, but not sacrificing tenant comfort of their space. Customers are concerned with a comfortable environment in combination with operating their businesses economically, while maintaining operating costs as low as possible. Colonnade I's excellent benchmark score reflects the efforts of the onsite property team.
Some of the key ingredients to the building efficiency at the Colonnade I include:
� In 1997, the building standard lighting was retrofitted to energy saving Sylvania electronic ballast and 4- F32T8/3500K fluorescent lamps.
� The building utilizes an Andover Controls AC8 Plus building automation system that monitors building and outside air temperatures to optimize chiller performance for energy savings while maintaining tenant comfort.
Equity Office reduces energy costs by systematically maintaining the mechanical equipment with a computerized Preventative Maintenance Program. This enables us to consistently meet the maintenance frequency levels for maximum efficiency of the equipment. Equity Office invests time in training and development of our engineers to ensure consistent quality preventative maintenance measures along with proper equipment control.
Ongoing energy efficiency focus and training is supported at the property management level and at the asset management level. Particularly, the Energy Management System (EMS) is used at a high level of understanding by the operating engineers. When special expertise is needed, it is provided by regional and national corporate technical support.
