Arden's property located at 701 South Parker Street in the City of Orange, California is a 161,423 rentable square foot, eight-story office building that is 88% occupied. This building is part of a three building complex called Orange Financial and was constructed in 1985. 701 South Parker Street has been equipped with a Siemens Energy Management System to control the buildings' HVAC system. The building's direct expansion air conditioning system consists of four Carrier reciprocating compressors, each capable of producing 100 tons of refrigeration. The supply air and return fans have variable frequency drives to control system static pressure. The system has an economizer that allows the supply air fans to deliver 100% outside air when conditions permit. The evaporative condenser fan is also equipped with a variable frequency drive. The building has a variable volume air distribution system that is pneumatically controlled. A gas fired hot water boiler provides hot water for the heating system. Heating is supplied to the perimeter zones only. The Siemens Energy Management System controls start/stop, compressor  loading, temperature control, outside air economizer and static pressure. It also controls the reset program for the heating system.

As part of the company's on-going energy efficiency program, 701 South Parker was chosen to have a lighting retrofit. The retrofit consisted of modifying the existing three tube fixtures by adding reflectors, reducing the number of lamps from three to two, and replacing the standard F-40 lamps with energy efficient T-8 lamps. Furthermore, new occupancy sensors were added to the system.
