Challenge

90 Matawan Road is a premiere office building located off of the Garden State Parkway. In an effort to remain at the top of the competition in the marketplace, CBRE implemented a sustainability initiative, which included a recycling program, green cleaning practices, and benchmarking utility data in EPA’s ENERGY STAR measurment and tracking tool, Portfolio Manager.  This new endeavor was designed to further engage tenants to produce a better environment, and to produce measurable results.

 

Solution

The CBRE team hosted an Earth Day event for tenants, at which CBRE announced the upcoming initiatives and educated tenants on the importance of recycling and reducing energy consumption.  Recycling containers were purchased and supplied at the property and the trash removal and recycling contracts went out for bid to ensure competitive pricing was obtained. Tenants were provided liner-free recycling cans for use at their desks, and centrally located, large, co-mingled metal, glass, and plastic receptacles were instituted. Wet waste cans remained in place as before, but tenants were educated to make diligent efforts to put paper in the blue recycling bins. In addition, a light bulb recycling program was initiated as required by law. CBRE also worked with the janitorial company to properly train cleaners in accepted collection and disposal practices.

 

The next step in the sustainability program was focused on energy consumption. The building was benchmarked for historical energy consumption and a baseline energy performance score of 73. Monthly utility consumption has been recorded consistently and compared against prior period usage. The CBRE property management team researched ways to further improve the building’s score.  In line with this goal, several projects were performed in 2008. The first project was a reduction in Saturday HVAC services, which was achieved at no cost to the landlord. This change was approved by talking to tenants, and by explaining that since their premises were empty on most Saturdays, the building HVAC services would remain off unless requested in advance. The next step included installing restroom lighting motion sensors to reduce consumption when unoccupied. The last step performed was an adjustment to the energy management system to provide optimized rooftop HVAC start-up to create less demand for services at a given moment, reducing charges incurred on the monthly utility bill.

 

In 2009, the CBRE management team met with the janitorial team to discuss green cleaning practices. The janitorial company installed green cleaning product dispensers in utility closets and trained their staff members on proper cleaning procedures using these products. Additionally, the janitorial company supplied all restrooms with new foam soap dispensers, as well as touchless recycled paper towel and toilet paper dispensers in compliance with green cleaning requirements, all at no cost to the building owner.

 

In 2010, CBRE worked with the building owners to redesign the trash enclosure area for better access and improved appearance of the recycling container areas.

 

In 2011, CBRE completed an upgrade to the Siemens energy management software to improve performance and reduce wasted HVAC usage in vacant areas. In addition, an energy audit was completed to identify an action plan for improved energy performance.

 

In 2012, CBRE aimed to complete an exterior lighting retrofit to reduce energy consumption and improve lighting in parking lot and walkway areas.

 

Results

The building achieved ENERGY STAR certification as a result of CBRE implementing low-cost solutions and educating the tenants on the importance of energy efficiency. Throughout the programs, CBRE regularly communicated with tenants on actual environmental impact.
