The Atrium, located in Irvine, California, sits adjacent to the John Wayne Airport at the intersection of Von Karman Avenue and Martin Street. Site improvements include two ten-story high-rise office buildings with surface parking and a five-story parking garage. The entire structure encompasses more than six acres. Designed in August of 1986, these Class A office buildings are constructed of rigid-frame steel and Type 1 reinforced concrete, connecting both towers within a dramatic, soaring, glass-enclosed atrium. Sheathed in classic English slate, the dramatic architectural design features an open courtyard concept of centuries past, blending modern technology and energy-efficient design. The Atrium combines spectacular interior office settings with panoramic exterior views. Landscaping on the property consists of beautiful palms framing the entrances, in addition to ornamental trees, shrubs, and flowers in potted planters. A 10-story glass atrium provides a skylighted, climate-controlled garden environment with a center floor fountain and planters containing 100-foot fish tail palm trees. The building holds more than 291,000 square feet of rentable space.

On-site amenities include a four-star fine continental dining restaurant in addition to casual dining, financial services, a detail shop, and basement storage. The roofs of the buildings have penthouses containing mechanical rooms, stairways, and an emergency helicopter landing pad.

 

Upgrades to The Atrium include an upgraded Siemens BAS system in 2011; TES stratification; replacement of economizers, crossover, and relief dampers; variable frequency drives throughout; a cooling tower, and a complete T-8 lighting retrofit on the building and parking structure in 2010. The Atrium’s managers have implemented comprehensive energy programs to minimize the effect of the California electricity crisis on building electrical costs. The building is implementing LEED protocol in all aspects of building operations including construction, green cleaning, recycling programs, water reduction, and integrated pest management.
