The Tucson West building was built in 1986 in the lower north side of Tucson, Arizona. The property is a six-story commercial office building whose tenants include engineering and mining firms. It is managed by Transwestern Commercial Services and owned by Aslan lll, 333 E. Wetmore Rd. LLC.

 

Seeing the need and potential for improving Tucson West's energy performance, property management implemented the ENERGY STAR program with the support of Transwestern Commercial Services. Tucson West is now more energy-efficient and property management is saving the building's owners about $20,000 in annual energy costs.

 

Working with the management team, the first step was to look at HVAC usage and improve efficiency gains through operations and detailed maintenance practices. Initial benchmarking in 2007 using EPA?s ENERGY STAR Portfolio Manager tool returned a baseline energy performance score of 43, far short of the score required to earn the ENERGY STAR. The management team conducted an internal survey to determine where changes could be made and found that the HVAC was operating around the clock, every day of the week. A simple re-programming of the energy management system eliminated unnecessary energy consumption, which amounted to approximately 3.5 percent. The regular property management program now includes filter replacement, HVAC scheduling, and damper adjustments, all of which have amounted to an approximate 5-7 percent reduction in our annual energy consumption.

 

As new tenants lease space at Tucson West, property management implements upgrades in the build-outs. Such upgrades include but are not limited to: sheet metal ducting with insulation for the heat pumps that supply heating and cooling; motion sensor-based lighting; and waterless urinals and sensor-based toilets and faucets on the upper floors. The balance of toilets and urinals are equipped for low water usage, and all restrooms have sensor-based paper towel dispensers. T-5 lamps were installed in the space occupied by our newest tenant on the fourth floor.

 

Thanks to the efforts of the management team at Tucson West, the property has been ENERGY STAR certified since 2010 with an energy performance score of 93. Following new adjustments through ENERGY STAR in 2011, the property has a performance score of 84.
