Owned and managed by CommonWealth Partners, 20 Washington Square is a seven-story, 216,000-square-foot office building in downtown Minneapolis. Like its neighbor 100 Washington Square, 20 Washington Square was designed by Minoru Yamasaki & Associates. It was completed in 1964. A landmark of the 1960's International Style, it is renowned for its surrounding colonnade of 63 slender, 80-foot columns of white quartz concrete, which support the structure's roof and eaves. The exterior of the building core alternates windows with panels of Verde Vermont marble, while the entrance portico includes three black granite sculptures by the Japanese artist Masayuki Nagare. Inside, visitors are greeted by a brass sculpture by Harry Bertoia called "Sunlit Straw," while two reflecting pools on the south side of the building provide additional visual merit.

20 Washington Square earned the ENERGY STAR for superior energy performance through a program of infrastructure retrofits and renovations and an active energy management commitment. The building's HVAC systems, which are particularly taxed in the frigid Minneapolis winters, were a focus of the retrofit. Variable frequency drives (VFDs) were installed on air handling units, pumps, and cooling tower fans, allowing them to operate at levels that correspond closely to actual demand, and giving building managers the ability to tune their operation for maximum efficiency. In addition, the central air handling unit has an outside air economizer mode allowing the use of outside air for building cooling when conditions permit. On the lighting side, T8 lamps with electronic ballasts and compact fluorescent bulbs were installed throughout the property. Finally, the 2009 installation of a comprehensive building automation system allows managers to monitor, manage, and control equipment operation and energy consumption.
