Biltmore Financial Center (BFC) is comprised of three low- to mid-rise Class A office structures. BFC I is a four-story structure consisting of approximately 209,000 square feet. The project is built atop a 10-acre parcel and is connected by a central fountain courtyard with adjoining walkways and landscaping. The property features a large park serving as a separation point between the property and the adjoining residential neighborhood located northwest of the project. The property is located on the northwest corner of 24th Street and Camelback Road, at the heart of the prestigious Camelback Corridor, a highly desirable sub-market within the Greater Phoenix Metropolitan area. Private perimeter roads allow for access at both 24th Street and Camelback Road. On-site amenities include a deli, a convenience store, generous covered and surface parking, storage in the parking garage, car wash and detailing services, banking services, a hair salon, and a jewelry store.
The buildings are constructed of structural steel frame with post-tension concrete decks. The exterior curtain wall consists of an insulated glass system with granite accent panels. Exterior balconies are situated on several of the upper floors, allowing for unobstructed and panoramic views of Squaw Peak, Camelback Mountain, and the Phoenix Valley. The roof structure is a single-ply, rubberized membrane with river-rock ballast. The roofs of the building have penthouses containing mechanical rooms, tenant cooling units, antennae, and satellite dishes.
Upgrades to the building include the following:
-- Parking garage lighting retrofit from F032 T-8s to F0-28 T-8s
-- Replacement of 100W halogen bulbs to 42W Compact Fluorescent lamps (CFLs) in all 64 balcony light fixtures
-- Retrofit of monument signs for all three buildings from high output (HO) T-12s to F028 T-8s
-- Retrofit of top of sign lettering from neon to LEDs
-- Boiler replacement
-- Replacement of all cooling towers and VFDs in January of 2010
-- Completion of elevator upgrade and modernization in 2008?2009
-- Installation of occupancy sensors
-- Replacement of all 3.5 gallons per flush (GPF) toilets to 1.6 GPF toilets (32 Toilets)
-- Retrofit of urinals from 1.5 GPF to 1.0 GPF urinals (10 urinals)
-- Replacement of all tenant faucet sink aerators to 2.2 gallons per minute (GPM) or less (30 sinks)
-- Installation of make-up and bleed-off water meters on all cooling towers
-- Upgrade of energy management system to Alerton BACTalk
Biltmore Financial Center held an Earth Day event to increase tenant awareness of energy efficiency and green practices, as well as to promote sustainability.
