425 Market Street is a 38-story multitenant office building located in the prime central business district of San Francisco. Designed by Skidmore, Owings and Merrill, the building opened in 1973 and measures approximately 1,100,000 gross square feet, including 35 floors of office suites, a ground floor lobby, five retail suites, a two-level underground parking garage, a mechanical penthouse, and storage areas.
425 Market Street was originally benchmarked using EPA's Portfolio Manager in 2006. In each year since the initial benchmarking, 425 Market Street has earned the prestigious ENERGY STAR for superior energy performance. For the 12 months ending August 31, 2009, 425 Market Street earned an ENERGY STAR score of 90 out of 100.
For the past several years, the energy management team at 425 Market Street has been making improvements to the lighting and mechanical systems to reduce energy consumption and increase energy savings. Some examples of these accomplishments are described below.
425 Market Street uses only fluorescent tubes and compact fluorescent lamps (CFLs), the majority of which are T-8 and T-5 lamps with electronic ballasts. Every light in the building is controlled by a control system that operates according to a schedule or a sensor that automatically turns off lights in unoccupied areas. All lights other than emergency circuits are off after normal business hours and activity.
In 2007, approximately 180 light fixtures in the emergency stairwells and exit passage ways were replaced with Occu-smart bi-level light fixtures with ultra-sonic motion sensors. Stairway and exit corridor lighting typically operates continuously at full output despite very low, intermittent use. The ultra-sonic motion sensors and the solid state controls dim the fixtures to lower light levels when the stairwells and exit corridors are unoccupied.
The penthouse contains two electric chillers, five cooling tower cells, associated primary and secondary loop pumping, and two gas-fired hot water boilers for space heating.
Many years ago, a plate and frame heat exchanger was installed that serves as a water side economizer. This equipment significantly reduces the hours the chillers operate, especially when demand is low, and is well suited for a building in the mild coastal climate of San Francisco.
In 2008, a variable speed drive was installed to replace the vortex dampers on the 250 hp outside air supply fan. The fan now operates at reduced speeds when demand is low. In addition, the speed of the perimeter air handlers located on every other floor was reduced to 60 percent of total capacity.
In 2009, in cooperation with Pacific Gas & Electric Company, Taylor Engineering completed a retro-commissioning study of the building. The team at 425 Market Street implemented several low and no-cost measures that were recommended by Taylor. These measures included reducing the cooling tower fan speed in mild weather, reducing the supply fan speed when a chiller is operating, and lowering the hot water supply temperature for space heating to reduce waste and increase efficiency.
Approximately 75 percent of the 425 Market Street floors have converted to variable-air-volume from constant volume systems.
425 Market Street continues to research and pursue methods to effectively conserve energy.
