The energy management team at 4 Houston Center was tasked with one request: "Reduce energy consumption and increase tenant satisfaction."
To address this request, the team developed a "Reduce and Reeducate" key theme, which guided their efforts to reduce energy and water consumption with new technologies and reeducate the building tenants and staff. This simple phrase and the resulting practices have paid off. Since implementing the energy management program in 2004, the team has reduced electrical consumption by 3,000,000 kWh. Their goal is to reduce consumption by more than 6,000,000 kWh by 2014, which will equate to a total savings of over 27 percent.
With the energy management staff's high level of training and experience, all lighting projects and energy management adjustments were completed in house and paid for by projected savings. Major projects--such as those involving variable frequency drives (VFDs), cooling towers, roof replacement, premium efficient motors, and DDC controls--were completed by experienced contractors with no disruption to building tenants.
In addition to the building upgrades, semiannual building tenant energy meetings are held to reemphasize how tenants can help save energy by shutting down computers, monitors, printers, and cubicle equipment when not in use. This "reeducate" component is projected to create an additional savings of $175,000 annually.
After implementing many energy-efficient practices at 4 Houston Center, the energy management team has now turned its attention to water conservation and usage. The team has installed low-flow 0.5-gallon aerators throughout the building. Outside irrigation has been replaced with low-flow "soaker" hoses, and the team plans to replace all water closets and urinals with low-flow 1.6-gallon and 1.0-gallon models.
With 4 Houston Center's current and future energy efficiency strategies, the goal to continue earning the ENERGY STAR for superior energy performance and obtain Leadership in Energy and Environmental Design (LEED) Silver or Gold certification can be established and maintained for future generations.
