Owned and managed by Hines, 300 Capitol Mall is an 18-story, 383,000-square-foot office tower in the heart of downtown Sacramento. Its proximity to the state capitol makes it an excellent location for state government agencies, several of which are major tenants. Completed in 1984 and designed by the firm of Daniel, Mann, Johnson & Mendenhall (DMJM), 300 Capitol Mall is distinguished by functional efficiency and tenant convenience--with features including an attached 783-car garage; proximity to transportation corridors; a location at the heart of downtown Sacramento's burgeoning downtown cultural, retail, and residential offerings; a landscaped 6th-floor terrace; and expansive views of the city and the Sacramento River.

 

300 Capitol Mall earned the ENERGY STAR for superior energy performance as a result of active building management and an aggressive program of building renovation that included two mechanical re-commissions (2000 and 2009). On the lighting side, 300 Capitol Mall has been equipped with high-efficiency T8 lamps with electronic ballasts, occupancy sensors in shared areas, and a full retrofit of parking garage lighting, including "daylight harvesting" sensors that adjust garage lighting depending upon outside conditions. In addition, tenant areas are undergoing an ongoing program of occupancy sensor installation, with complete utilization as the management goal. On the HVAC side, variable speed centrifugal chillers and variable speed pumps on the condenser water pumping system help to keep operations closely aligned with actual need, while solar reflective film installed on three exposures led to 77 percent solar energy rejection and an 81 percent reduction in glare in tenant spaces. Finally, a digital building automation system gives building managers the ability to actively control energy consumption, optimize start times, and monitor demand.
