In planning for the new facility, design goals included such priorities as energy efficiency, indoor air quality, occupant comfort and ease of maintenance. To help achieve efficiency, a Trane dual-compressor chiller and a Modular Climate Changer air handler were chosen for air conditioning. Chilled water is delivered to the air handling system via a variable flow pumping system that includes a plate/frame waterside heat exchanger for free cooling during winter months. Further energy savings are provided by variable frequency drives on both a cooling tower fan and an air handler. Occupants benefit from the quiet Trane vertical Q fan and sound-attenuating discharge plenum.
Both parallel and series VAV boxes are included in the variable air volume system, which features an innovative duct design using plenum return air while in the cooling mode and ducted return air while in the heating mode. The Coanda effect allows Trane linear slot diffusers to distribute conditioned air to office spaces most effectively. A desiccant makeup air unit and gas/electric humidifiers provide humidity control.
A Tracer Summit building management system controls the HVAC system and building lighting and continuously monitors CO2 levels to ensure a healthy and comfortable work environment.
