Westside Media Center, owned and operated by Kilroy Realty, is located at 12100 and 12200 W. Olympic Boulevard. It is one of the flagship commercial buildings in West Los Angeles. Built in 2000 and designed by world-renowned architects HKS, this project consists of two four-level office buildings with over 300,000 square feet of rentable space.
Westside Media Center was one of the first developments in Southern
California to implement the innovative Precast Hybrid Moment Resistant Frame
(PHMRF) in its design. This design absorbs seismic energy independent of the
integrity of the structural members and delivers a superior post-elastic
response, minimizing the need for major repairs after an earthquake. This also
helps keep the people inside the building safe during an earthquake. In 2009
Westside Media Center was recognized by the Building Owners and Managers
Association (BOMA) for The Outstanding Building of the Year (TOBY) award.
The design of the building allows for a mixture of recessed lighting, contemporary down lighting, and natural light coming from the north and south facing windows to maximize luminosity while also reducing the usage of electricity. T8 lights are used throughout the office spaces. All lights on the property are controlled by motion sensors and controller panels, reducing the usage of lights when they are not needed. No-flow urinals and low flow faucets were installed in order to reduce water waste. Bicycle racks were also installed in the garage to promote greener alternatives to driving to work.
On top of the motion sensors, Westside Media Center uses DDC/ALC controls for its web based EMS system. The HVAC energy management system (EMS) at Westside Media Center is controlled through Automated Logic’s WebCTRL, a building automation system that offers an intuitive user interface and powerful control features. WebCTRL features:
-- Set point optimization based on actual operating requirements
-- Optimum start, which assures comfortable settings at time of occupancy
-- Demand Reduction reduces energy use on a short-term basis in response to utility pricing, regional consumption, etc.
This system features thermographic color floor plans as well as hierarchical and group scheduling and trending, which enable operators to track and troubleshoot building conditions. This allows engineers to continuously monitor all HVAC equipment and verify that equipment is running as designed. The system is monitored remotely by PC or by cell phone. EMS features include:
-- Controls of Trane units. The units are equipped with OptiSpeed variable speed drives (VSD’s) that modulate supply air temperature and compressor motor speed throughout the day to match building load, thus reducing electrical consumption by raising supply air temperature only as needed.
-- Economizers allow for 100% outside air “free cooling” when temperature and humidity levels are favorable during the cooler months of the year, which reduces energy consumption.
-- The air handler units are equipped with variable frequency drives on both the supply and return fans, reducing fan speed to maintain static pressure set-points. The two-zone separation reduces the load requirements to half of the floor for after-hours HVAC and reduces overall electrical consumption.
-- Air handlers are equipped with Remote Start and Stop Time Optimization. The Start Time allows a later morning start on HVAC equipment while still achieving the desired temperature upon occupancy, thereby reducing energy consumption.
-- Remote interior and exterior VAV boxes for full control of the conditioned space to individual zones, adjusted according to head load requirements for energy efficiency.
-- Static supply demand

-- The building’s boiler, through a managed supervisory controller, provides hot water to individual parameter heating coils with high energy efficiency.
-- The courtyard water fountain is tied to the EMS master timer and is operated based on sunrise/sunset parameters, which adjust throughout the year to minimize electrical consumption and maximize equipment life.
-- Garage fans are controlled by the EMS for energy savings and include a CO monitoring system for air quality. Air distribution equipment can be cycled off to reduce energy when the carbon monoxide levels in the garage do not require the fans to operate.
-- EMS lighting controls allow for multiple on-off events each day for both interior tenant space lighting and exterior lighting, which reduces energy consumption.
-- All curtain wall glass is tinted.
