The CH2M HILL East Building is a four-story, Class-A office property located in Englewood, Colorado. The building, constructed in 2007 as part of the CH2M HILL office complex, is managed and owned by Columbia Property Trust.

 

CH2M HILL, a global engineering, consulting, and construction firm, realizes energy savings of approximately $150,000 per year through such initiatives as:

 

-- Installing reduced-wattage lamps throughout the building

-- Upgrading to high-efficiency lighting with electronic ballasts

-- Using high-efficiency motors with variable-frequency drives

-- Using dual-flush toilets in the women's rooms and pint flush urinals in the men's rooms

-- Timing HVAC and lighting with nighttime shutdowns

-- Utilizing a Building Automation System with programmed start and stop times on HVAC and lighting

-- Using high-efficiency glazing on glass 

-- Utilizing a direct-expansion rooftop air-handling cooling unit with indirect evaporative condensers

-- Standardizing set points for winter and summer

-- Upgrading all parking lot lighting to energy efficient LED lighting 

 

When Columbia took ownership in 2007, the new owner and tenant began an ongoing collaboration to improve the building?s energy profile. CH2M HILL?s facilities management team identified the opportunities for improvement listed above and implemented them with Columbia's approval.

Some efficiency gains were accomplished through improved operations and maintenance and other low-cost practices. Employees were instructed on how to manage temperature for individual comfort by adjusting existing louvered blinds and dressing for individual comfort levels, reducing the need for thermostat adjustment in individual areas.

 

In 2009, Columbia approached CH2M HILL about applying for ENERGY STAR certification. The CH2M HILL facilities management team assessed the East Building?s baseline energy performance. In 2008, Portfolio Manager, EPA?s ENERGY STAR measurement and tracking tool, returned a baseline ENERGY STAR energy performance score of 79 ? four points above the 75 necessary to earn ENERGY STAR certification. After improvements were implemented the ENERGY STAR score increased to its current 86. The CH2M HILL East Building was awarded ENERGY STAR certification in 2010. Two other buildings on the site also earned certification that year.

Communications:

CH2M HILL is reaching out to employees to spread the word that energy efficiency is good for the bottom line and the environment. The firm?s North American Environmental Management System publicizes the energy conservation measures and resulting savings throughout the firm. CH2M HILL also reports energy usage and resulting environmental impacts as a member of the United Nations Global Compact. The report, which is updated yearly, can be viewed on CH2M HILL?s website.
