11 Stanwix Street is a Class-A office tower in downtown Pittsburgh. The building's design incorporates a steel exoskeleton allowing for a column-free interior, full-height windows at 2' intervals, and rectangular floor plates which facilitate highly efficient office layouts. The property also offers the convenience of an integral parking garage and a professional landlord with architectural designers, property managers and construction experts on-staff. 11 Stanwix implemented several efficiency initiatives to achieve the ENERGY STAR:  

-- Boiler Installation: Two new 4-million BTU RBI Boilers controlled by drives and pumps were installed to provide additional hot water to heat the building.  This system will be controlled by the new Johnson Controls Direct Digital Control (DDC) system.  

-- Heat Recovery Units: Provide fresh air and improve climate control while saving energy during all four seasons. These units enable management to control the necessary outside air requirements.

-- Lobby HVAC units: The pneumatic controls were replaced by new Johnson Controls. New variable frequency drives (VFD?s) have been installed on the supply fans with full outside air control.

-- Lobby Fan-Powered Boxes: The new boxes have supply fans and hot water coils to supply climate control to the lobby more efficiently, which includes the First Niagara Bank Branch.

-- VAV Boxes: These new boxes were installed on the second floor and equipped with controls for energy efficiency and climate control. A supplemental heat package was included in the new design for use during extreme exterior conditions.

-- Condenser Pumps: Specifically designed 125 HP pumps will replace the oversized existing condenser water pumps for the cooling towers.

-- DDC Control system: Installed the Johnson Control graphical interface and backbone for future upgrades to more energy efficient heating and cooling systems.

-- New state-of-the-art McQuay Chillers were installed.

-- Dual flush water closets were installed.

-- Lighting: All T-12 lights and 32 watt T-8?s were replaced by 25 watt T-8 lights. T-5 lighting control packages are offered to incoming tenants.

 

In addition, the building moved the cleaning schedule from the third to second shift, allowing for utilities to be turned off for an additional five hours per night.
