The New York Life building, at 51 Madison Avenue between 26th and 27th Streets, is a Neo-Gothic triumph, distinctive and elegant. It was designed by Cass Gilbert, the architect of the Woolworth Building, who based his design on his studies of the Salisbury Cathedral in England. The structure was built on the site of the former Madison Square Garden and completed in 1928. The building's most prominent feature, the dramatic, golden, eight-sided pinnacle, rises six stories. The pinnacle was first lit on April 12, 1985, to commemorate the 140th anniversary of the company, and the gold leaf ceramic tiles underwent a renovation in 2007. The 40-story building was designated an official New York City landmark by the city's Landmarks Preservation Commission in 2000, and is listed in the National Register of Historic Places as a National Historic Landmark.
The building earned the ENERGY STAR as a result of extensive equipment retrofitting and energy-conscious building management strategies. Between 2004 and 2007 the building underwent a major transformation and replaced all of the main air handlers from constant volume to higher efficiency variable air volume fan systems. In addition, renovations were carried out to over 50% of the occupied space, including third party tenant space, providing the floors with high efficiency lighting controlled by occupancy sensors. The new fan systems and the renovated spaces are integrated through a new energy management system, which allows optimized control of all building equipment.
