5000 Birch Street is a Class A office building in Newport Beach, CA. The office building consists of two towers, the 10 floor West tower, as well as the 6 floor East Tower. The greater Airport Area building offers nearly 300,000 square feet and houses approximately 50 different tenants including a deli.
As part of ongoing energy management efforts, several upgrades were completed, including an upgrade to the thermal storage plant in 2000. One of the two 400 ton chiller pumps was replaced to take advantage of the new header that allows access to all 60,000-gallon tanks as one. This resulted in increased efficiency, and when the plant is in depletion mode the Building is able to maintain cooling set points at peak demand times. During the winter season the building saves energy by allowing the plant to run on the same water for a couple of days. This has resulted in enhanced occupant comfort and satisfaction. Continuing with modernization the second chiller was replaced in 2003.
Other energy-efficient technologies contributing to the building's high ENERGY STAR rating include LED exit signs, lighting occupancy sensors, and the coil cleaning program that is performed twice a year. This keeps the coils clean, reduces bacteria, and helps maintain a good airflow. Fan speeds in turn are kept at a minimum to reduce energy consumption. The Siemens Energy Management System controls HVAC fans, cooling coils, chiller staging, start-stop timing, condenser water temperatures and pumps. In 2006, this system was upgraded to allow increased ability to troubleshoot problem areas. This upgrade also made it possible to implement a tenant override system (TOS), which enables the tenants to request after hours HVAC via phone. This provided an additional amenity to the tenants and ensures the most efficient way of operating the building during off-hours.
No- and low-cost measures that reduce energy consumption are standard practice at 5000 Birch Street. These include inspections and testing of all the electrical equipment and panels to minimize potential hazards and reduce energy use. Also included are simultaneous heating and cooling, annual system tune-ups, and early HVAC system starts when outside air temperatures are favorable. All energy-saving strategies are implemented without any negative impact to tenants, and in fact typically improve tenant satisfaction and comfort.
