The Esplanade IV building, owned by GE Asset Management and managed by CB Richard Ellis, is a Class A office property built in 2001 to meet the commercial real estate needs of the Phoenix area.  We have used a state of the art energy management system along with low cost/no cost efforts to pursue energy savings where possible.

Operations and maintenance efforts have significantly reduced energy consumption by controlling and maintaining all equipment to its highest possible efficiency without affecting tenant comfort.  By adjusting temperature set points, start and stop times, and by being more diligent about controlling energy use in common areas, we have reduced energy consumption considerably.

This, coupled with our capital investments, has meant a better bottom line for GE Asset Management and a more attractive commercial property for Phoenix businesses.  We have achieved further savings by upgrading our energy management system to give us better control over different spaces throughout the building. 

In order to support these energy savings efforts, our staff has pursued best practices used by others and incorporated them where appropriate.  By attending industry conferences, ENERGY STAR online seminars, and technical training by our utilities and vendors, our staff increases their energy efficiency knowledge base at very little cost.  In this case, it turns out that knowledge really IS power. 

Where appropriate we have upgraded the technology in the Esplanade IV to take advantage of clear savings opportunities.  One simple example is that motion sensors are now used in all restrooms and are required in all tenant build-outs.  The lighting at Esplanade IV has been upgraded from F32T8 to F28T8 GE lamps.  The cooling tower was upgraded with variable speed drives. This upgrade was made at an initial cost of $8,500 with an estimated three year payback and has resulted in real energy savings.

Future plans for the Esplanade IV include additional re-lamping, more motion sensors and variable speed drives.  In addition, CB Richard Ellis plans to work to increase tenant awareness about energy performance issues and involve the cleaning and security staff in the continuing effort to conserve energy.

Once the Esplanade IV building qualified for the ENERGY STAR, we hired Servidyne, a professional engineering firm, to perform an engineering evaluation.  Servidyne verified our Portfolio Manager scores and made recommendations for improving and simplifying the benchmarking process.
