Built in 1988, Arlington Square is an 8-story office building located in Arlington, Virginia (in the Washington D.C. area market). Due to its proximity to the Capital, the property has been an attractive location for multiple government agencies and is currently leased by the U.S. Fish & Wildlife Service.

In the spring of 2008, Arlington Square received an initial energy performance rating of 75. Excited about this rating, the building staff, consisting of management and building engineers, quickly composed a list of projects that would help further lower Arlington Square's energy consumption, securing its opportunity to earn the prestigious ENERGY STAR later in the year. These projects included installing a heat recovery system, upgrading the outside air fan, and installing electronic ballasts on fluorescent lights.

In 2009, Arlington Square expanded its energy management team to include participation from its tenant. This not only helped the team better understand building changes, such as the installation of timers for lighting, but it also helped them take a closer look at how they could reduce energy use in their own operations. Through this effort, Arlington Square continued to lower costs and raised its energy performance rating to an impressive 87.

By implementing energy-saving technologies and practices, Arlington Square has received local awards, including the 2008 Fresh AIRE Business Champion, presented by the Arlington Initiative to Reduce Emissions (AIRE) for demonstrating a commitment to smart, environmentally friendly business practices.
