VHA Place is a class A office and retail complex located within the Las Colinas Urban Center in Irving, TX.  The office tower comprises 13 levels of office space. The office tower is connected to retail spaces by way of a canal level concourse and a street level plaza. The retail spaces are located on the street and canal level. The total square footage of the complex is 317,472 RSF (rentable square feet). Above the canal retail spaces is an 8-level parking garage with 1,448 parking spaces. The west side of the complex overlooks the Mandalay Canal.

VHA Place is the corporate headquarters for VHA, Inc. and is the building's major tenant. Other tenants include corporate branch and regional offices, a radio station, a sandwich shop, a deli, and two restaurants.

The building, constructed in 1980-1981, is owned by Equastone 220 Las Colinas, LP and managed by Transwestern. VHA Place earned the ENERGY STAR for superior energy performance in 2009.

Recognizing the potential for improving the overall operating efficiencies at the VHA Place Building, Transwestern and the building staff turned to the proven strategy of EPA's ENERGY STAR program for the tools and resources necessary to help achieve its goals.

Listed below are a number of the steps taken by the building staff that helped in realizing the goal of energy reduction and greater operating efficiency.

         Completed a lighting retrofit in the office tower, saving the owner approximately $40,000 per year. 

         Reduced the operating hours of the  HVAC and other building systems.

         Installed soft starts on the vane axial fans to reduce peak and longevity.

         Reconfigured the energy management system to allow it to control all heating in the fan powered boxes.

         Installed new seals on the outside air dampers to reduce warm air infiltration during summertime operation.

         Tinted north east windows to cut heat load.

         Installed variable speed drives on cooling towers motors.

 

The building management team is working with the major tenant to increases their awareness of energy conservation. Building staff has encouraged the use of light sensors and energy-efficient lighting in their space. They have also helped set up a recycling program.

The team will continue to search for new ways reduce the building's energy consumption and operate at maximum efficiency.
