The Embassy, located at 1431 Greenway Drive, is a 10-story building built in 1983 and located in the Las Colinas Office Center in Irving, Texas. This multi-tenant office building is home to tenants such as Federal Aviation Administration, Snyder’s Lance, Regus, and Rimkus. Transwestern has managed the building for RREEF since December 2009.
Transwestern began tracking the building's utility consumption using EPA's ENERGY STAR measurement and tracking tool, Portfolio Manager, in 2009 and earned the ENERGY STAR for superior energy performance that year with an energy performance score of 89. The building has continued to maintain a high performance score each year. To date, the building was awarded the ENERGY STAR in years 2009 and 2010.
The engineering staff members make energy savings a top priority at The Embassy. Having low utility rates has helped the leasing team achieve high occupancy. Additionally, the tenants’ above-standard electrical usage is sub-metered and billed back to the tenant.
The HVAC system consists of two 250-ton Carrier chillers controlled by a NOVAR 4.1 energy management system (EMS) that was upgraded in July 2011 with the latest software. Additionally, the following improvements have been completed:
-- Retrofitting building lighting to T-8 lamps on a month-to-month basis
-- Modifying lead/lag programs to shed loads among the large equipment
The building engineer continually monitors the EMS to ensure continued energy savings during seasonal temperature changes. The economizer mode is programmed to allow the most efficient cooling/heating possible.
