Owned and managed by Hines, Two Greenspoint Plaza is located in North Houston's prestigious 13.5-acre mixed-use Greenspoint Plaza development. The building is one of six Class A buildings, which together total more than 2 million square feet. Greenspoint Plaza has had over 95 percent occupancy for the last 5 years. The buildings are connected by a covered walkway, which forms the storefront overhangs for three one-story retail centers between the office buildings.
Two Greenspoint Plaza, built in 1979, is a 348,769-square-foot 16-story tower designed by S. I. Morris and constructed of steel-reinforced poured-in-place concrete. The exterior walls are a combination of painted aluminum panels with a bronze glass curtain wall, providing superior energy and shading co-efficient factors. The vision glass is dual-pane for noise abatement and highly efficient insulating qualities. The curtain wall system has various architectural reveals and setbacks that serve to break up the visual line of the individual floors (each approximately 13 feet tall). Brick masonry walls at the ground-floor walkway accent the building and provide continuity with the adjacent 36,891-square-foot Gallery I retail center. East and west exterior building entrances contain glass-in-bronze anodized aluminum frame doorways with standard and vestibule entrances. The building has covered walkways off the east side to Garage 1 and 2 on the north and Garage 2 and 3 to the south.
Two Greenspoint Plaza earned the ENERGY STAR for superior energy performance as a result of energy-efficient design and additional retrofits. Lighting fixtures in mechanical rooms and stairwells have been fitted with high-efficiency T-8 fluorescents, creating constant energy savings versus the previous fixtures. On the HVAC side (which is an enormous driver of energy consumption in Houston's scorching summers), approximately 50 percent of the air handling units are fitted with variable frequency drives (VFDs), enabling their operation to correspond closely to actual demand. A VFD on the cooling tower fans serves an analogous purpose. In addition, the central plant for Two Greenspoint Plaza was retrofitted with a new chiller that can cycle between 500 and 1,500 tons of chilled water, depending upon demand. Overall, energy consumption at Two Greenspoint Plaza is monitored and managed with a digital energy management system, helping building managers track and react to changes in energy consumption.
