300 Corporate Pointe is a five-story, more than 114,900-square-foot office building situated at the intersection of the 405 and 90 (Marina) freeways. The building is located in the Fox Hills neighborhood of Culver City and is only 10 minutes from Los Angeles International Airport (LAX). Designed by Herbert Nadel, AIA, and Partners Architects, the building was built in 1984 as part of a 22-acre, master-planned commercial development comprising nine office buildings. With a striking exterior that is contemporary in design, building amenities include exterior balconies, beautiful landscaping, a tranquil courtyard and water fountain, food service, 24-hour security, and an adjacent parking garage.

 

Over the past few years, several energy and water conservation measures have been implemented. A lighting retrofit was completed in 2006, which included the installation of T-8 lighting. In 2011, management took advantage of a utility incentive program, which entailed replacing the existing 32-watt T-8 lamps with 26-watt lamps and new electronic ballasts, as well as installing T-5 lamps in exit stairwells. The lighting in the parking garage was also retrofitted.

 

In 2009, one of the five original 50-ton rooftop package units (the least efficient unit in use) was replaced with a new, energy-efficient unit. In addition, the boiler was replaced with a new, high-efficiency boiler.

 

Landscape irrigation is controlled using a Weathermatic stand-alone smart controller.
