150 California is a 23-story, Class A office tower featuring more than 202,000 square feet of premier office space located in the heart of the Financial District in San Francisco. Developed by Equity Office Properties Trust in 2000 and owned by Morgan Stanley Real Estate, the building's prime location offers convenient access to all forms of public transportation, services and world-class shops and restaurants.
150 California was originally designed with energy efficiency in mind. Building standard lighting is T-8 with electronic ballasts along with compact fluorescent for down lights. Motion sensors for lighting control exist in 95% of all areas in the building. All of the exit signs throughout the building are LED. Our Energy Management System is direct digital control. Every floor incorporates digitally controlled VAV boxes with perimeter heating, which are controlled by wall mounted electronic zone sensors. Variable frequency drives on all of our supply and return fans optimize the air flow within the building, along with an optimized start/stop program that learns and adjusts for warm up. Our chillers operate with variable frequency driven pumps as well to control chilled water flow to the supply fan coils based on flow demand requirements. All restrooms incorporate motion sensors for lighting and low flow toilets and urinals coupled with low flow sink fixtures.
CB Richard Ellis was awarded the management of 150 California in 2007 and quickly put the building on its list for ENERGY STAR benchmarking and LEED-EB certification. With the strong commitment by ownership, efforts are being made to continue to operate more efficiently through participation in the PG&E sponsored Retro-Commissioning program.
