Developed and managed by Hines, and designed by 3D International Neuhaus + Taylor, 3040 Post Oak is a 22-story, 442,000-square-foot office building. It is clad in bronze glass, except for distinctive, partially recessed sub-faces, clad in reflective silver glass and framed by structural excisions. 3040 Post Oak is part of the Lakes on Post Oak complex, set in a park-like 23-acre setting in Houston's Uptown area, including a four-acre lake. The building was completed in 1982; afterward, 3040 Post Oak was named International Office Building of the Year by the Building Owners and Mangers Association.
3040 Post Oak's ENERGY STAR certification is the result of a combination of existing and retrofitted infrastructural components, and operational improvements. The latter are aided by a computerized energy management system that gives building management extensive control over building energy consumption.
Infrastructure improvements include the installation of variably frequency drives on all air handling units, and the setting of optimal start and stop times for those units. Both of these changes help to keep air handler operations in line with demand. Demand for HVAC is in turn reduced through the buiilding's high-performance reflective double-pane windows-crucial in Houston's often sweltering climate. Finally, flourescent lighting in 3040 Post Oak was retrofitted to T8 (from T12) lamps.
