The 200 Market Building is a 19-story, 400,000 square foot office and retail building. It is the seventh largest multi-tenant office building in Oregon and the first building of its kind in the nation to achieve LEED-EB Gold certification. 200 Market is an excellent example of how existing buildings can be transformed to achieve high levels of performance and efficiency. The building earned the EPA's ENERGY STAR label in 2007.

When Russell Development purchased the building in 1988, immediately steps were taken to improve the building's environmental quality by removing asbestos. By 2003, significant investments had been made in energy efficiency, with innovative installations of equipment such as the experimental 30 kW Capstone Microturbine which generates electricity for the building's emergency lighting.

BEA Consulting, LLC was retained by the 200 Market Building to provide building commissioning services for existing systems. The commissioning process included the major mechanical systems equipment, HVAC and lighting controls and verified that building systems met current needs and sustainability requirements.

Examples of other energy efficient measures taken at 200 Market Building include:

Direct digital controls and lighting sweep programs.

Carbon monoxide sensors installed in the underground parking garage control exhaust fans resulting in an energy savings of over 60%.

Installation of variable speed fans to the smoke ventilation shaft to draw in fresh air and allow outside air economizer operation during significant portions of the year when outside air temperatures are within established ranges.

Temperature sensors on domestic hot water return lines control two circulating pumps that previously ran constantly, and pressure tanks installed in the rooftop penthouse with pressure sensors have reduced pump run times by over 50%.

Eliminated the building elevator system DC motors and replaced with AC frequency drives.

Dimming ballasts and motion sensor controls throughout the three levels of underground parking garage lighting.

In summary, 200 Market Building's energy efficiency achievements over the years demonstrate what can be accomplished with an existing building. Continual efforts to improve the facility over the long term have established the Owner's commitment to his tenants and to high performance buildings.

A front page article, in the 200 Market Building News, announced the building's ENERGY STAR achievement. Regular tenant communications keep the building's occupants updated on energy-savings initiatives and awareness.  As a result of 200 Market Building's leadership in high performance buildings, the building is frequently used as a venue for sustainability-oriented educational and social events.
