100 Pine Street, owned and managed by Unico Properties, Inc, was built in 1972 to be an institutional showpiece office property in the heart of San Francisco's downtown financial district. Designed by Hertz & Knowles, the 33-story, 400,000 square foot building is constructed of steel, concrete and glass.

This project began in earnest during the energy crisis of 2000 when an environmental consultant was brought in to evaluate the building's energy systems. Completion of a light retrofit project at a cost of $40,000 was the primary cost-related work. Re-evaluation and resulting changes to the building's existing equipment and operating procedures accounted for the majority of the energy savings. Bob Clay, who became the building's chief engineer in February of 2002, played an instrumental role in transforming the building's energy usage as follows:

Unico's PR firm has put together a press release for the San Francisco market. A tombstone ad announcing the award is scheduled to run in the SF Business Times at the end of June. BOMA SF (Building Owner's and Managers Assoc) did an article in their Newsletter.
