Hines is owner and property manager of Citigroup Center, a 48-story office building with 891,056 rentable square feet located in the business and financial district of downtown Los Angeles, CA. Built in 1981, Citigroup Center was designed by AC Martin and Associates and is a distinctive element of the city's landscape with an articulated structure that decreases in floor size as it rises in height above a three-level stepped lobby opening to the outside.
A series of high-efficiency retrofits and upgrades, close attention to proper maintenance, and continual optimization of building systems and controls resulted in Citigroup Center earning the ENERGY STAR for superior energy performance. These retrofits and upgrades include the replacement of all building lighting with high-efficiency T8 florescent lamps with electronic ballasts. Occupancy light motion sensors have been installed in tenant spaces as a building standard. The energy management team upgraded the computerized control for the property's lighting, a system that both reduces lighting usage outside of normal building hours and provides an after-hours dial up feature for tenant requests. For climate control, Hines uses variable frequency drives (VFDs) on each air handling unit and their fan motors to run at levels commensurate with actual demand. Finally, a building-wide energy management system allows property management to closely monitor energy consumption and identify additional opportunities for energy savings.
